Estate Clearing Toronto helps your family member move from a long-held home into a retirement suite or assisted living at a pace they can manage. We sort with your parent present, keep what matters to them, plan what fits the new floor plan, and set up the suite before move-in day. Items for family are photographed and shipped to beneficiaries, valuables can go to MaxSold auction, and the rest is donated with receipts. When the move is complete, we clear the former home broom-clean, ready for your realtor.
What Are Senior Downsizing Services?
Senior downsizing is the work of helping an older adult move from a larger home into a smaller one, usually a retirement residence, an assisted living suite, a condo or a family member's home. It overlaps with estate clearing, but the person whose belongings are being sorted is still here, and that changes everything. The pace is theirs. The decisions are theirs. Our job is to make each decision easier and to carry the physical load.
Downsizing is often the first stage of an estate long before there is an estate. Families who plan it well find that the later work, when it comes, is gentler and simpler.

What Our Senior Downsizing Service Includes
Sorting with your parent present
We start where your parent is comfortable, often a bedroom or a den rather than the kitchen or basement. Each item is handled one at a time and placed in one of four streams: keep, gift to family, sell, or donate. Sessions are kept to a length that suits your parent, and we stop when they need to stop. When a decision is hard, we set the item aside and come back to it later rather than pushing.
Floor plan planning for the new suite
Before anything is packed, we measure the new suite or obtain the floor plan from the residence. Furniture is mapped to the space so your parent can see, on paper, where their favourite chair and their bed will go. This prevents the most common downsizing mistake: moving too much furniture into too little space, then clearing it again a week later.
Family distribution and shipping
Children and grandchildren often want specific pieces. We photograph items and share them with the family, record who claims what, and arrange local delivery or packing and shipping for relatives out of town. Every shipment is recorded so there is a clear trail of what went where.
Donation and auction of remaining contents
Usable furniture and housewares go to Habitat for Humanity ReStore, Salvation Army, Toronto Goodwill and community furniture banks, with receipts. Pieces with resale value, such as mid-century furniture, art, silver or collections, can be sold through MaxSold online auction at 15% of hammer price with no upfront cost, and the proceeds go to your parent.

New suite setup before move-in
On move day, our crew delivers and places furniture, hangs familiar pictures, unpacks clothing into closets and makes the bed. The goal is simple: your parent walks into a room that already feels like theirs. Margaret S. told us her father slept in his own bed on the first night in his Yorkville suite.
Clearing the former home
After the move, the same team clears whatever remains in the former home and leaves it broom-clean. If the house is going to market, we coordinate the handoff with your realtor's listing date, including Lifestyle55+ compliant handoffs where needed.
When Is It Time to Help a Parent Downsize?
There is rarely a single moment. Families usually notice a pattern: stairs become a daily risk, the garden goes untended, rooms are closed off, mail piles up, or a parent becomes isolated in a house that once held a whole family. A fall or a hospital stay often forces the decision, but the best moves happen before that, while your parent can still lead the process.
If you are not sure, start small. A three-hour hourly visit to sort one closet often tells you whether your parent is ready, and it lowers the pressure of a big conversation.
Hourly Sort and Pack or a Full Downsizing Package?
| Option | Best for | Price |
|---|---|---|
| Hourly sort and pack | Starting the process, one or two rooms, parent wants to go slowly | $85 per sorter per hour, 3-hour minimum |
| Partial estate clearing scope | Condo or single-floor home, full move and broom-clean | $2,500 to $4,500 |
| Standard full estate clearing scope | 2-3 bedroom family home with new suite setup and clearing | $4,500 to $9,000 |
| Large estate scope | 4+ bedroom home with auction coordination | $9,000 to $18,000 |
Families can begin hourly and move to a package once the move date is confirmed. Hours already worked are reflected in the written quote.
Downsizing Under Power of Attorney
Sometimes a parent is no longer able to make these decisions and an attorney for property is managing the move. We take instructions from the person with authority, keep written records of every decision, and share them with other family members at the attorney's direction. Confirm the scope of your authority with a lawyer; we provide the records that make your role easier to fulfil.
Serving Toronto Families
We help families downsize from homes in Forest Hill, Rosedale, Lawrence Park, Leaside, Davisville, Bayview, Thornhill and across North York, Scarborough, Richmond Hill, Markham, Oakville and Burlington, into retirement residences and assisted living suites across the GTA. Request a confidential in-home consultation, and if your parent would like to join, we will plan the visit around them.
