Coordinating With Stagers and Photographers
The handoff is timed so the stager can start immediately. If the stager wants to use some of the existing furniture, such as a good dining table or a pair of chairs, we leave those pieces in place and record them. After the showing period, we can return to remove them as part of the original scope.

Estate listings often involve an executor who lives elsewhere or works full time. We send written updates and photos, take the executor's decisions in writing, and copy the agent where appropriate. What Can Delay a Listing, and How to Avoid It
- Late keepsake decisions. Ask the family to review the photo inventory promptly.
- Disputed items. Hold them in one room so the rest of the house can be cleared.
- Condo booking windows. Request elevator and loading dock times early.
- Unexpected volume. Basements and garages are often fuller than expected; a walk-through at the consultation reveals this.
Tips for Agents Working With Estates
- Call early. The earlier the consultation, the more flexible the schedule.
- Introduce the executor. A short email connecting us with the executor gets decisions moving.

Condos and single floors usually fall in the partial tier at $2,500 to $4,500, 2-3 bedroom homes in the standard tier at $4,500 to $9,000, and larger homes in the large tier at $9,000 to $18,000. There is no fee to the agent. When a listing is on the horizon, the best time to call is now.
