What Broom-Clean Condition Means When Handing Over an Estate Home

A Common Phrase With a Specific Meaning

Agreements, realtors and estate lawyers often use the phrase broom-clean. It sounds simple, but executors are right to ask exactly what it means, because it is usually the standard the home must meet on handoff. Every full house estate clearing we complete ends in broom-clean condition.

What Broom-Clean Includes

  • All furniture, contents and personal belongings removed.
  • All debris, packaging and garbage removed.
  • Closets, cupboards, drawers and storage areas emptied.
  • Basements, attics, garages and sheds emptied.
  • Floors swept throughout.
  • Counters and shelves wiped of loose dust and debris.

What Broom-Clean Usually Excludes

  • Deep cleaning of kitchens, bathrooms and appliances.
  • Carpet shampooing or floor refinishing.
  • Window washing.
  • Wall washing or painting.

Agreement of Purchase and Sale Expectations

If the home has sold, the agreement of purchase and sale may set out the condition in which the property must be delivered, and whether any chattels or fixtures stay. Read it carefully or ask your realtor or lawyer. Common expectations include vacant possession, no debris left behind, and the home in the same general condition as when it was viewed, aside from normal wear. Confirm the specific wording for your sale.

Light fixtures, built-in appliances and window coverings may be included in a sale. Before the clearing, confirm with your realtor which items stay with the house so they are not removed by mistake.

Common Disagreements and How to Avoid Them

Most handoff disagreements come from different expectations. A buyer may expect a cleaned oven; the agreement may only require broom-clean. A realtor may expect window coverings to stay; the family may have planned to keep them. Agree in writing, before the clearing starts, on three things: what stays with the house, what standard of clean is required, and who will walk through on handoff day. A five-minute conversation at the start prevents most problems at the end.

Condo buildings sometimes have their own move-out expectations, such as clean balconies, empty storage lockers and no items left in garbage rooms. Not quite. Photo-ready often adds deep cleaning, touch-up painting and staging on top of a broom-clean handoff.

Who confirms the handoff?

Usually the executor or the realtor, through a walk-through on the handoff date.
