## Five Stages, One Calm Plan

A senior downsizing move can feel like one giant task. In practice it breaks into five stages, each with a clear purpose. Knowing the stages helps families plan, helps parents feel in control, and keeps the move from turning into a rushed weekend of boxes.

This is how our

run from the first visit to the day the former home is handed over. Every family's timing is different, but the order rarely changes.

## Stage 1: The Consultation

The process begins with a free, confidential consultation of about 90 minutes. Catherine Delacroix or a senior crew lead visits in an unmarked vehicle. We meet your parent if they would like to be involved, walk the home, and listen. We want to understand which rooms matter most, what your parent is worried about, where they are moving, and when.

We also ask practical questions: Is there a move-in date? Does the residence have rules about furniture or move times? Are there siblings or grandchildren who want specific items? Who is the decision-maker, your parent, an attorney for property, or the family together?

Within 48 hours you receive a written, itemized quote with scope options, from

## Stage 2: Sorting With Your Parent Present

Sorting is the heart of the process and the part that takes the most time. We work through the home room by room, starting where your parent feels most comfortable. Each item goes into one of four groups:

| Group | What it means |
| --- | --- |
| Keep | Comes to the new suite, mapped to the floor plan |
| Family | Offered to children, grandchildren and relatives |
| Sell | Items with value for MaxSold auction |
| Donate | Usable items for charity partners |

Sessions are kept to a length that suits your parent. When a decision is hard, the item is set aside and revisited. Nothing your parent wants is packed away or given away without their say. As a reference, Margaret S.'s father in Forest Hill sorted over 11 days and kept every photo album and the woodworking tools he refused to part with.

### Floor plan planning

During sorting, we map the "keep" furniture to the new suite's floor plan, so your parent can see exactly what will fit. This prevents moving too much and having to clear it again later.

## Stage 3: Dispersal

Once your parent has chosen what to keep, everything else finds its next home:

- **Family items** are photographed, claimed and delivered locally or packed and shipped to relatives elsewhere.
- **Valuable items** such as silver, art or mid-century furniture are sold through MaxSold online auction at 15% of hammer price with no upfront cost, with proceeds going to your parent.
- **Usable items** are routed through our

    donation coordination

to Habitat for Humanity ReStore, Salvation Army, Toronto Goodwill and community furniture banks, with receipts.
- **Everything else** is recycled or disposed of and recorded.

Dispersal can happen before or after the move. Many families prefer to wait until their parent is settled, so the old home still feels familiar during the transition.

## Stage 4: Move Day and Suite Setup

On move day, our crew wraps and moves the chosen furniture and boxes, then sets up the new suite before your parent arrives. Furniture is placed according to the plan, pictures are hung, clothes go into closets and drawers, and the bed is made with familiar bedding.

> **Night one**
>
> Margaret S.'s father moved into his Yorkville assisted living suite after the room was fully set up. He slept in his own bed on the first night. For many families, that moment is the measure of a good move.

We coordinate with the residence for elevator bookings, move-in times and any rules about furniture or wall hanging.

## Stage 5: Clearing the Former Home

With your parent settled, the former home is cleared of whatever remains, swept and left in broom-clean condition. If the house is being sold, we time the handoff to your realtor's listing plan, including Lifestyle55+ compliant handoffs where needed. You receive donation receipts, auction results and a record of where everything went.

## Typical Timelines

| Home | Sorting | Move and setup | Clearing the former home |
| --- | --- | --- | --- |
| Condo or single floor | A few sessions | 1 day | 1 to 3 days |
| 2-3 bedroom house | 1 to 2 weeks of sessions | 1 day | Several days |
| 4+ bedroom house | 2 weeks or more | 1 to 2 days | 1 to 2 weeks |

These ranges assume a parent who wants to be involved. When an attorney for property is managing the move, sorting can move faster, but we still record every decision for the family.

## How Families Can Prepare

- Confirm the move-in date and get the suite's floor plan.
- Ask the residence for its move rules in writing.
- Make a short list of items your parent definitely wants to bring.
- Agree among siblings on who will help with which tasks.
- Book the consultation early so the schedule fits the move date.

A senior downsizing move done in stages is calmer for everyone, especially for the parent at its centre. When your family is ready, the consultation is free, and your parent is always welcome to lead the conversation.

Questions

## Questions Families Ask

### How long does a senior downsizing move take?

It depends on the size of the home and the pace your parent is comfortable with. A 4-bedroom Forest Hill home took 11 days of sorting with the father present before his move to a Yorkville assisted living suite.

### Is my parent present during sorting?

Yes, whenever they want to be. Sorting happens at their pace, sessions are kept to a comfortable length, and they decide what comes to the new home.

### Who clears the old house after the move?

We do. After your parent is settled, the former home is cleared and left broom-clean, with donation receipts and the documentation package, ready for a realtor.

### What does the whole process cost?

Hourly sort and pack is $85 per sorter per hour with a 3-hour minimum. Full projects follow our tiers: $2,500 to $4,500 for a condo or single floor, $4,500 to $9,000 for a 2-3 bedroom home, and $9,000 to $18,000 for a large home.
