# Clearing a Toronto Condo Estate: Elevator Bookings, Loading Docks and Building Rules

## Why Condo Estates Are Different

Clearing a parent's condo is smaller than clearing a house, but it comes with a set of rules a house does not have. Building management controls the elevator, the loading dock, the hours you can move, and sometimes the paperwork contractors must provide. Get those wrong and a planned clearing day can end with a crew waiting in the lobby.

## The Building Rules You Will Meet

Most Toronto condo buildings, whether in Yorkville, along the Yonge Street corridor in North York, at Humber Bay or around Mississauga City Centre, require some or all of the following:

Because of notice periods, the start date for a condo clearing is often set by building management rather than by the crew. We contact management early so it does not delay your timeline.

## How a Condo Estate Clearing Runs

### Before move day

We walk the unit with you, confirm the storage locker and parking spot, and contact building management with your authorization. Keepsakes and valuables are sorted first, often in a single day, and the family reviews them before anything leaves.

### Protecting the building

On move days, the service elevator is lined with padding, hallway corners and door frames are protected, and loads are sized to fit the booked window. Our crews arrive in plain white unmarked vans, which matters in a building where neighbors know each other.

### Dispersal and handoff

Furniture for family is delivered, auction items are photographed for MaxSold, donations go to Habitat for Humanity ReStore, Salvation Army or Toronto Goodwill with receipts, and the unit is left broom-clean. If the condo is being listed, we time the handoff to the agent's plan.

## What a Condo Estate Clearing Costs

Most 1-bedroom and 1-bedroom-plus-den condos fall in the partial tier at $2,500 to $4,500. Two-bedroom units, units with very full lockers, or units with antiques and art can fall in the standard tier at $4,500 to $9,000. Donation receipts, unmarked vehicles and the executor documentation package are included in every tier.

## Storage Lockers and Parking Spots

Condo estates often have contents in more than one place. Storage lockers can hold decades of holiday decorations, tools, documents and furniture that did not fit in the unit. Parking spots may hold bicycles, tires or storage cabinets. We confirm the locker and parking locations with building management and include them in the clearing scope, sorted just as carefully as the unit itself. Papers and photographs are often found in lockers.

## Selling or Renting the Unit

If the condo is being sold, we time the broom-clean handoff to the realtor's listing plan. If a beneficiary will keep or rent the unit, we can clear only what they do not want and leave the rest in place, recorded in the inventory. Either way, keepsakes and papers are reviewed first.
