## Three Ways to Present an Inherited Home

When an inherited home goes to market, the executor and realtor have to decide how it will be presented. There are three broad options: clear it fully, clear it partly and stage it, or sell it as-is with contents. Each suits different homes, buyers and timelines. Our

 service supports all three.

## The Options Compared

| | Full clear | Partial clear and stage | Sell as-is |
| --- | --- | --- | --- |
| What it means | Home emptied to broom-clean | Good pieces kept, rest cleared, stager adds finish | Home sold with most contents |
| Presentation | Clean slate for staging or buyers' imagination | Warm and photo-ready | Lived-in, often dated |
| Effort and time | Days to weeks | Days to weeks plus staging | Least |
| Typical buyers | Broad market | Broad market | Investors, builders, renovators |
| Contents | Dispersed with records | Partly dispersed with records | Left for buyer, after keepsake review |

## Full Clear

A

empties the home to broom-clean condition. It gives stagers a clean slate and lets buyers see the space. Contents are dispersed with records: family keepsakes, auction, donation and disposal. Best when the home will be staged or when the family wants every item accounted for.

## Partial Clear and Stage

Sometimes the home already has good furniture that a stager can use: a quality dining table, a well-kept sofa, rugs or art. In a partial clear, we remove everything else, leave the chosen pieces and hand off to the stager. After the sale, the remaining pieces can be dispersed as part of the original scope. This often saves time and staging cost.

## Sell As-Is

Selling with contents can make sense when the buyer is likely to renovate or rebuild, or when the estate needs the fastest possible sale. Even then, review comes first. Keepsakes, photographs, personal papers and items of value should be removed before any buyer sees the home. A quick review visit protects the family and the estate.

> **Keepsakes first, whatever the option**
>
> No matter how the home is presented, family keepsakes and important papers should be reviewed and removed before listing. It is the one step no executor regrets.

## Choosing the Right Option

Questions to ask with your realtor:

- Who is the likely buyer for this home?
- Will staging meaningfully change the price?
- How firm is the listing date?
- Are there contents of value that should be sold separately?
- How much do beneficiaries want to see recorded?

## How Presentation Can Affect the Sale

Buyers react to what they see. A full house with dated furniture can make rooms feel smaller and hide features like hardwood floors or original moldings. An empty house shows the space but can feel cold. A staged house helps buyers imagine living there. Your realtor will advise on what suits your market and your buyer, but the general patterns are well known:

- **Family homes in sought-after neighborhoods** usually benefit from clearing and staging.
- **Condos** often show best partly cleared with a few good pieces kept.
- **Homes needing major renovation** may attract renovators and builders regardless of contents.

## Keepsake Review Before Any Option

Whatever the presentation, review the contents for keepsakes and important papers first. In an as-is sale, anything left behind belongs to the buyer once the deal closes. A short review visit can remove photographs, letters, jewelry, financial papers and anything the family wants

before the listing goes live

. That review can be done on an hourly basis at $85 per sorter per hour, with a 3-hour minimum, if a full clear is not planned.

## Costs at a Glance

Partial clears for staging or condos usually fall in the partial tier at $2,500 to $4,500. Full clears of 2-3 bedroom homes are $4,500 to $9,000, and larger homes $9,000 to $18,000. A keepsake-only review before an as-is sale can be done on an hourly basis at $85 per sorter per hour, with a 3-hour minimum.

Every inherited home is different. The right option is the one that respects the family, suits the buyer and fits the timeline, and a short consultation is usually enough to find it.

Questions

## Questions Families Ask

### Can a house sell with its contents?

Sometimes, usually to investors or builders. Keepsakes and important papers should still be reviewed and removed first.

### Is a partial clear enough for staging?

Often, yes. Keeping good furniture and clearing the rest can be enough for a stager. Condos and single floors typically fall in our partial tier at $2,500 to $4,500.

### Who decides which option to use?

The executor, with advice from the realtor and, where needed, the estate lawyer.
